Founded in 2001 in the vibrant college towns of Boulder and Fort Collins, Snow Capped Properties began with a simple passion for real estate, housing, and helping people navigate Colorado’s ever-changing market. Over the years, we expanded into Denver, Centennial, and beyond Colorado’s borders, but in 2018, we found our true home in Grand County. The mountains, strong sense of community, and unique lifestyle quickly captured our hearts—and ultimately shaped the future of our business.
Our journey in Grand County started organically with a neighbor needing help managing a short-term rental after struggling to find dependable support. What began as helping with one property quickly grew to six within six months, fueled almost entirely by word of mouth. But as COVID reshaped the housing and tourism landscape, we saw the market evolving and made an intentional pivot toward long-term and seasonal rentals. That shift proved to be one of the best decisions we ever made.
Today, Snow Capped Properties is proud to manage more than 100 doors across Grand County, with a carefully planned cap of approximately 120 under our current team structure. We believe growth only matters if service quality grows with it. By intentionally managing our scale, we can continue delivering the personalized attention, responsiveness, and care that both homeowners and tenants deserve.
What truly sets Snow Capped apart is flexibility. We don’t believe homeowners should be forced into a single strategy or pressured to sell in the wrong market. Instead, we help clients adapt. Over the past year alone, we’ve helped homeowners successfully transition between selling and renting strategies—some properties sold successfully, while others pivoted into winter rentals before being strategically relisted under stronger market conditions this spring and summer.
That flexibility exists because Snow Capped operates differently than traditional brokerages or property managers. We combine real estate sales, long-term rental management, seasonal rentals, and active tenant demand all under one roof. If a property sells, we position it to maximize value and exposure. If timing or market conditions shift, we can seamlessly pivot into rental strategies that keep properties productive instead of sitting vacant.
We’re still, at our core, a locally owned mom-and-pop company. But we combine that personalized, neighborly approach with the systems, technology, and efficiencies often found only in much larger city firms. It truly gives our clients the best of both worlds.

With over two decades in real estate, Charles and Kate have built careers rooted in investment expertise and hands-on property management. Since 2001, they have navigated the industry as investors, landlords, and strategists, gaining a deep understanding of market trends and property optimization.

Garrison is passionate about creating a seamless experience for both clients and tenants. His proactive approach ensures that each interaction is handled efficiently, whether it’s finding the perfect property, managing assets, or addressing tenants’ needs. He consistently goes the extra mile to offer creative solutions tailored to meet individual needs.
Outside of his professional endeavors, Garrison’s love for the Colorado outdoors shines through. An avid skier and snowmobiler, he takes full advantage of Colorado’s winter playgrounds. In the warmer months, he can be found on the golf course or guiding fly fishing trips in Grand County.
Chloe Devore
Chloe is a true jack-of-all-trades, bringing a wealth of experience to property maintenance after a diverse career spanning health coaching, teaching, and bookkeeping. Her hands-on expertise, combined with her personal experience as a homeowner and landlord, gives her a deep understanding of the care and attention a home requires.
Chloe takes pride in ensuring properties are well-maintained and tenants feel at home. When she’s not working, she loves staying active and cherishing time with her husband, daughter, son, and twin babies, making the most of family adventures and outdoor fun.
