🏡 577 Forrest Drive, Granby: Listed for rent and sale simultaneously on June 24, under contract eight days later, and closed September 4.

🏡 215 Eagle Ridge Circle, Granby: After managing the property as a rental for a year, we listed it as the lease approached expiration. It went


under contract in approximately six weeks, minimizing vacancy and carrying costs.

We currently have three additional properties listed for sale, two more coming soon, and an owner we are helping sell, upsize, and navigate a 1031 exchange.


Grand County is firmly a buyer’s market, and rentals are facing similar pressure. Compared with August 2025, the median sale price declined 17.4% to $660,000, while available inventory increased 39.8% to 44.6 weeks.

In this market, simply listing a property and waiting is not a strategy. Pricing must reflect current demand, and owners need a team willing to monitor the response, communicate honestly, and adjust when the data supports it.
