How Snow Capped Properties Is Giving Homeowners the Edge

If you’ve been watching the Grand County real estate scene lately, you know it’s been a bit of a rollercoaster. Since spring, rental demand has softened while new supply has flooded the market—leaving many homeowners wondering: what now?

At Snow Capped Properties, we’ve been busy answering that question—and we’re doing something few, if any, others in the area can.

๐Ÿก Rent or Sell? Why Not Both?
As one of the only full-service agencies in Grand County that can both manage your property AND represent it for sale, Snow Capped is uniquely positioned to help our homeowners weather the shifting market with confidence.

Instead of making you choose between renting or selling, we’re taking the shotgun approach:
โžก๏ธ List the home for rent and for sale at the same time.

This dual-path strategy gives your property maximum exposure, minimizes vacancy and cashflow risk, and increases your chances of success—whether your next best move is finding a great tenant or locking in the right buyer.

๐Ÿ” Why It Works
Let’s face it—no one has a crystal ball. The rental market may bounce back, or a perfect buyer may come along tomorrow. By offering both options at once, we can:

๐Ÿ’ธ Minimize your monthly losses by securing income through renting if selling takes time.

๐Ÿ‘€ Double the visibility for your home with both rental and MLS exposure.

๐Ÿค Let the market decide which path is best, without forcing your hand too soon.

๐Ÿงฉ Create flexibility to pivot depending on market signals, showings, and offers.

๐Ÿ‘ท Built for This Market
Many agencies are either sales-focused or rental-only. That means they’re only playing with half the deck. At Snow Capped, we play the full hand.

With 25+ years of experience, a deep local network, and modern tools that keep our marketing sharp and your property in front of the right eyes, we help you stay agile in a market that’s anything but predictable.

๐Ÿ“ฃ If You're Feeling Stuck—You're Not Alone
Whether you're an accidental landlord, a vacation homeowner caught in the STR clampdown, or just unsure what the next move should be—we’re here to help.

Reach out today to learn how our dual strategy can protect your investment and keep you ahead of the curve.

Winter Park's aerial transit system is moving through a serious planning process, and if you're renting, buying, or owning property here, it's worth understanding where things stand. Locals have heard this before. The town's own website calls this vision three decades in the making, and most of us have watched it surface and disappear more than once. What's different now is the structure: a rezoned base area, a $2 billion master plan, Alterra on record financing the gondola, and for the first time, specific design concepts in front of Town Council.

Charles Phanumphai, owner of Snow Capped Properties in Grand County, Colorado, recently shared insights on burnout, entrepreneurship, and long-term success in real estate. Charles explained that avoiding burnout starts with finding work you genuinely enjoy, while also intentionally creating balance through family time, travel, fitness, and experiences outside of work. As a business owner and father, he prioritizes being present with his children and setting healthy boundaries around work in the evenings. Charles’ journey into real estate began in 2000 when he purchased his first “house hack” while attending college. At the same time, he built a 20+ year career in IT and workforce management. Over the years, he combined those two backgrounds to create Snow Capped Properties — a vertically integrated company focused on long-term and seasonal rentals, property management, and real estate sales throughout Grand County. He credits much of his success to three key principles: analyzing data, taking calculated risks, and trusting the process. His IT background helped shape a data-driven mindset that allows him to make strategic decisions based on market trends, rental performance, and long-term investment fundamentals rather than emotion. He also emphasized that success did not happen overnight, but instead came through years of consistent, disciplined progress. Charles also discussed the importance of adaptability in today’s evolving real estate market and the value of building long-term relationships rooted in professionalism, transparency, and trust. ๏ปฟ For those interested in reading the full interview/article with Bold Journey, click HERE
